The project for the construction of a residential building within the redevelopment plan of Sesto San Giovanni consists of three buildings, each of them with independent access. The building extends to the perimeter of the pertinent lot and provides at the same time the presence of different types of spaces that alternate green, trees, water and different floors.
The three volumes are developed on eight floors with a garage at levels -1 and -2 able to serve the inhabitants of the area, a commercial plinth on the ground floor declined with alternating areas for leisure time and higher levels of housing with a large area on the first green floor for residents only.
The building declines the two perimeter bodies through excavations on the long side, creating a plastic subtraction that allows at the same time to ensure a correct aero-lighting to all interior environments.
The side elevation alternates the presence of single openings at double heights; the main front is built through full parts and empty spaces which allow the presence of climbing plants.
The central body is massive with large openings and a vertical and horizontal subdivision in order to denounce the structural grid on the façade. The result is a building with an “H” planimetry;
The façades on the street are treated differently according to the functions of floors: for the ground floor, with a 4.5 m inter-floor, a façade solution has been chosen with full-height windows with the aim of creating an open plan, denouncing its purely commercial and therefore more permeable function to the outside, also contributing to a greater sense of lightness. The building has a reinforced concrete frame bearing structure with central cores containing the lifts to the floors and which act as a bracing.
The infill panels are made of blocks of cellular concrete to ensure the correct thermal insulation of the building and therefore residential units in maximum energy class. The external surfaces are treated with a double layer of reinforced shaving and a finishing system with golden color for the stairwell and a red one for the central body and for the courts of the two side buildings. A photovoltaic system covers the electricity needs of the common parts and supplies the reversible heat pump with very high performance, used both for heating and cooling.
